The Property

The largest two-bedroom on the market in Windjammer Village

Two bedrooms, two baths and 1,392 square feet under air, plus a 134 square foot screened lanai the county measures separately. The lanai looks out over the pond and its fountain. Quiet is the first thing the family noticed when they saw the unit, and that has not changed.

Second floor means nobody lives above you. It also means a flight of stairs, because this building has no elevator, and that is worth knowing before you drive over.

Here is something to weigh before you compare this to anything else in the village. This is a two-story building, and Florida's milestone inspection and structural integrity reserve study requirements under Section 553.899 apply to buildings of three stories or more. The roof has already been replaced, between 2021 and 2023, by the association.

The condo is original throughout and it is priced accordingly. Sold as-is. The kitchen and both baths are the ones the building was finished with in the mid-seventies, so bring your own taste and a renovation budget rather than paying for somebody else's choices. A full-size washer and dryer sit in the unit. Parking is a covered carport, with guest spaces for company.

What comes with the deed deserves a second read, and it is in the community section further down. Club membership at The Landings is bundled with ownership, so nothing here is optional or waitlisted behind a sponsor.

Artistic Renderings

What it could look like, drawn rather than photographed

Read this before you look at the eight images below. They are artistic renderings, not photographs. Nothing in them has been built.

They show one way this condo could be renovated. The kitchen cabinets, the counters, the appliances, both bathrooms, the flooring and the light fixtures in these images do not exist in the unit today. The condo is original throughout and is being sold as-is, exactly as it appears in the 53 photographs above.

We are showing them because the floor plan is hard to picture past fifty-year-old finishes, and a buyer here is going to renovate. Use them for the layout and the light. Use the photographs for the condition, and please walk the unit before you write anything.

Artistic renderings are illustrative only and are not a representation of the property's current condition, of any work that has been done, or of any work the seller will do. No renovation is included in the sale. Neither the seller nor The Hawley Team makes any representation that the finishes shown can be achieved at any particular cost.

The two-story exemption

Florida's milestone inspection and structural integrity reserve study requirements under Section 553.899 apply to condominium buildings three stories or more in height. This is a two-story building.

Confirm the association's own position in writing during your inspection period. The association documents are linked further down and the management company's number is in them.

Rules worth knowing early

From the Rules and Regulations as revised June 1, 2026, which is the current version and is linked in full below.

Pets. Dogs, cats, caged household birds and tropical fish. No aggressive breeds. Owners register pets with the Board, and the rules set no weight limit and no cap on the number an owner may keep. The 40 pound limit applies to a tenant's dog, not to yours. Changing the number or the size would take an amendment to the Declaration, not just a board vote, which is why this community stays genuinely pet friendly.

Flooring, and read this one before you plan a renovation. This unit is on the second floor. Anything above the first floor needs written Board approval before hard surface flooring goes in, and the assembly has to hit an IIC and STC rating of 60 or better. Entry halls, kitchens, bathrooms and laundry areas that keep their existing floor are grandfathered. Change the floor in one of those rooms and that room has to come up to the sound standard. It is a normal approval rather than a hurdle, but get your quote written to the spec instead of finding out afterwards.

Leasing. The rules defer to Article 16 of the Declaration. Current listing data shows a 30 day minimum and up to twelve leases a year, which is more flexible than most golf communities. Confirm it against the Declaration before you count on rental income.

Approval. The association takes a purchase application with a $100 fee. The form is in the documents below.

Restrictions. Deeded restrictions, no commercial use, no RVs beyond 24 hours to load or unload, and a maximum of two registered vehicles per unit. No grills on a multi-storey unit's lanai, with cooking facilities provided at the pool.

The Real Monthly Numbers

What this condo actually costs to own

Most listings make you guess. These are the sellers' own figures from their disclosure sheet, next to a payment you can adjust yourself. Your taxes and your insurance will be different from theirs, and we say why underneath.

Your monthly payment

—

Principal and interest only, on the $159,000 list price. Illustrative, not a loan offer, and not a quote of any rate available to you. Many buyers here pay cash, because a lender looks closely at a 1975 condo and at the association's finances.

The sellers' actual bills

Windjammer Village condo fee$582 / mo
The Landings club amenities feebundled golf, tennis, marina, clubhouse$529 / mo
Property taxes2025 bill of $3,162, county only, no homestead$263 / mo
ElectricFlorida Power & Light$134 / mo
Water and sewerin the fee
Cable and internetin the fee
Trash, pest control, lawn, poolin the fee
Building insurance, including floodcarried on the association's master policyin the fee
Known monthly$1,508

Add your own unit owner's policy, which is the one line the sellers left blank because the condo has been sitting empty. There is an estimate for it in the next section.

One time, at closing

The Landings capital contributioncharged once, paid by the buyer$20,000
Association purchase application$100
Total one time$20,100

This is the number that surprises people, so it is on the page rather than buried. Ask for the current amount in writing early, because it is set by the club and not by this seller. It buys you into everything in the community section below, and it is charged on every property inside the gate, not just this one.

Two things about the taxes

Florida reassesses on sale. The $3,162 the sellers paid for 2025 reflects their assessed value, not yours, and your bill after closing will be based on what you pay for the condo. Budget for a different number rather than that one.

There is also no homestead exemption on the property today. If this becomes your permanent residence you may qualify to apply for one, which changes the arithmetic again.

There is no CDD on this property. Special assessments are shown as $0 on the current listing data. Confirm both, along with the association's finances, through the estoppel letter and the documents linked below.

Insurance And Flood

What FEMA says, and what it costs to insure

Insurance kills more Southwest Florida deals than price does, and buyers usually find out three days before closing. Here it is in week one instead.

FEMA flood zone
AE
Coastal floodplain, special flood hazard area
Base flood elevation
8 ft
Published by FEMA for this location
This unit's floor
2nd storey
The living area sits above the ground floor

FEMA maps this location as a special flood hazard area with a base flood elevation of 8 feet. On a single family house that would mean buying a flood policy. Here it does not.

Windjammer Village carries flood insurance on the building through the association's master policy, and the cost sits inside the monthly fee. A buyer does not have to purchase their own flood policy. The living area is also on the second floor rather than at grade.

What you do want is a unit owner's policy for the interior, your belongings and loss assessment coverage. That is what the estimate below is for, and it is the one insurance line the sellers left blank because the condo has been sitting empty. Ask the association for the master policy declaration page along with the estoppel, so your lender has it on file.

Estimate your own policy

Talk to somebody who writes these

We will hand you to one of the insurance people we work with, along with everything already known about this condo, so you are not starting from a blank form.

We are not paid for the introduction. We are real estate agents, not insurance agents, and nothing here is an application. You are free to use your own agent.

An estimate, not a quote. Sources: Florida Office of Insurance Regulation county averages, Property Insurance Stability Report, March 2025, and FEMA's National Flood Hazard Layer. Flood zone looked up against the FEMA National Flood Hazard Layer for this address. Under FEMA's Risk Rating 2.0 the flood zone no longer prices a policy on its own; elevation, distance to water and the building itself do, and two units in the same zone can differ by thousands. No carrier is named or implied.

The gate is guarded around the clock. Walking paths tie the property together.

Where you are

South of McGregor Boulevard, just off College Parkway. Downtown Fort Myers and the River District sit minutes north. Sanibel and Fort Myers Beach are the other direction.

Publix is near the gate. The airport and spring training are both an easy run.

Schools

Elementary: Tanglewood Elementary, the zoned school for this address.

Middle: School choice, MS Zone MM.

High: School choice, HS South Zone 1.

Lee County assigns elementary by zone and runs school choice at middle and high. This is not a 55+ community and there is no age restriction. Confirm current assignments with the School District of Lee County.

Documents

Everything, before you write an offer

Serious buyers get the whole file up front. Read it, hand it to your inspector and your lender, and come to us with real questions instead of guesses.

The audited financial statements are worth an hour of your time and your accountant's. The association has carried storm-related debt and assessments since Hurricane Ian, and the numbers are in that document rather than in a summary written by us. Ask the management company for the current estoppel and the most recent budget as well, because the audited statements are always a year or two behind.
